We often advise clients to concentrate on 3 major factors when searching for a property – soils, water & location; This farm ticks the above boxes and adds a bonus factor – infrastructure. 325 Nobles Road consists of a majority of soft black and red basalt soils. The farm has an abundance of captured rainwater, major dams, and an outstanding solar bore with associated troughs. The farm is set on the rolling plains of Loch Lomond at the foot the Great Dividing range just 23 Km from Warwick and 176km from Brisbane CBD. The quality of infrastructure, however, may just be the farm’s greatest feature. The quality ‘Arden Vale built’ homestead was built in 2005, the manager’s cottage has been renovated and the fencing and silos are in excellent order. The 4 major sheds are new or as new whilst the major cattle yards have a capacity in excess of 300 head. From a land use perspective, 325 Nobles Road lends itself to cash crop, hay making, a cow and calf operation or steer back-grounding. The farm has a large percentage of established improved pastures. These are included in the over 800 acres available for cultivation. There is little to no stone on the cultivation.
