Arrawatta may be the outstanding farm in the Inverell district.

Scale 

Featuring 1306.79 (3229.14 acres)*  of which 51.5* ha of centre – pivot irrigation over three sites, 538* ha of fertile, contoured cultivation with the balance comprising lightly timbered to open grazing land. There is the potential to expand arable area to 600* ha through the implementation of cost-effective development options readily available without requiring clearing permits.

 Subdivision of the property has occurred according to land class in order to maximise grazing and cropping efficiency.

Productive Capability

538ha* of fertile dry land cropping has been sown to oats which is now well established following recent rainfall


Soils and Topography

Rising from alluvial river flats from the Macintyre River to arable red and brown basalt soils to lightly timbered, undulating grazing lands. At an elevation of 520* metres above mean sea level along the MacIntyre River to 620* metres above mean sea level along the northern boundary.


Secure Water Supply

8.5km* frontage to the Macintyre River rounding out high quality and secure water.

The property is bisected by the Macintyre River which flows through the property from south-west to the north-west corner. Permanently flowing, the river provides a quality source of water for livestock independent of the season. 12* paddocks are serviced by the Macintyre River source with the remaining paddocks being watered via 32* dams (many of which have been recently desilted) with large capacities and extensive catchment areas.

 

The River Water Entitlement is subject to the Border Rivers Unregulated and Alluvial Water Source Share Plan 2012.

Water Access Licence is tradable on a permanent and temporary basis and have unlimited carryover provisions that allow up to 300% of the water share component to be used in one year for the period of three years: Allocation: 452*ML

 One bore fully equipped with brand new Lorrentz Solar pump (Lowarra 8GS75) and panels. This bore supply’s water to the two homesteads and one set of cattle yards, 160,000L Rhino steel tank which gravity feeds to 8 new concrete troughs located on the eastern side of the property. This is a brand-new installation.

 

The centre pivot irrigation infrastructure has been designed to ensure the efficiency of water over three sites via the one irrigator.

One Valley towable Pivot (227.79m with end gun) centre-pivot irrigator to water three sites promotes a cost-effective irrigation of a larger area while also preserving low labour ensuring timely water application of 14mm per day. The pivot is run by a Himoinsa Silenced Diesel generator and both were purchased within that last 12 months and are in brand new condition.

 A Lister diesel engine drives the Southern Cross centrifugal pump located on the Macintyre River which delivers water to three outlets at the centre of each site via an underground network of six-inch steel pipes.


Accommodation & Operational Improvements 

Residences - Two quality residences (6 bedrooms) set in established gardens provides excellent accommodation options for an incoming purchaser, workers accommodation or rental opportunities.

Cattle Yards - Near new steel cattle M & M Stock Yards - 550 head working capacity - 1100 head holding capacity. Featuring a vet crush over weigh scales, 4-way draft from crush and calf marking facility, draughting pound and loading ramp.
