Location

The property is situated on Inverell's northern edge, nestled into a bend of the Macintyre River at the end of Toms Drive. "Red Rock" is literally 2 minutes from town.

Soils & Cultivation

56.65 ha of productive and fertile alluvial black basalt soils. Approximately 40 ha has been irrigated and all but 2 ha has been farmed.

Fenced to 14 paddocks, 14 ha have been laser levelled and all paddocks are fertilised annually with additional feedlot manure as required.

Water & Irrigation

"Red Rock" enjoys a reliable 770ml (approx 30 inch) average rainfall (long term Inverell records). There is an 800 metre frontage to the Macintyre River. Town water is connected (but not activated).

The irrigation system is particularly reliable with a 4.5" Trail Co travelling irrigator with 200 metres of new hose, watering crops from a 4" pump (100hp - new Deutz motor) set in a deep, long hole in the Macintyre River. Included is the 148ML licence (WAL30763).

The house is watered by a 50,000 litre concrete rainwater tank connected to the home with an additional 22,500 litre galvanised tank from the shed catchment.

10 paddocks have troughs that are gravity fed from a 100,000 litre & 22,500 litre galvanised tanks.

This tank is filled from the 1.5ML dam (harvest able rights). This system also waters the home garden.

Zoning & Subdivision Potential

This unexplored feature of the farm may be its most valuable.

Although "Red Rock" is divided into 3 portions, it is zoned R5 - Large Lot Residential. Prospective purchasers should seek council advice, but this zoning may present further subdivision opportunities
